Modern Coffee opened their second downtown location in this 900-square-foot retail space in Oakland’s historic Leamington Building. The sloping site required a reworked staircase and split-level plan, while graphic tile, wood-and-steel counters, suspended sculptures, and custom seating turned the challenging footprint into a highly functional neighborhood café.
